If you've ever gotten two or three quotes for a driveway or patio and wondered why the numbers were so different, you're not alone. Here are six of the biggest factors that affect what your project will cost.
1. Square Footage and Shape. This one is straightforward — the bigger the surface, the more material and labor it takes. But shape matters too. A simple rectangular driveway is more efficient to pave than one with curves, turnarounds, or irregular edges. Complex shapes require more cutting, hand work, and careful grading, which adds time and cost. If you're comparing quotes, make sure each contractor is measuring the same area.
2. Material Choice: Asphalt vs. Concrete. The material you choose is one of the single biggest factors in your quote. Asphalt is generally 30 to 40 percent less expensive than concrete for the same area. However, concrete lasts longer and requires less ongoing maintenance. 3. Removing and Disposing of the Existing Surface. If you have an old driveway that needs to come out first, that's a significant part of the cost. Concrete removal is more expensive than asphalt because concrete is heavier, harder to break up, and costs more to haul and dispose of. The thickness of the existing surface matters too — a 4-inch slab is a lot different from an 8-inch one. Some contractors include removal in their quotes and others list it separately, so pay attention to what's included when you're comparing numbers. 4. Site Preparation and Base Work. What's underneath your driveway matters just as much as what's on top. Good base work is the foundation of a driveway that lasts. This includes excavating to the right depth, grading the subsoil for proper drainage, compacting the ground, and laying down the right amount of aggregate base material. If the existing sub-base is in poor condition — soft spots, tree roots, clay soil that holds water — more work is needed to get it right. 5. Drainage and Grading. Water is the enemy of any paved surface, especially in Minnesota where freeze-thaw cycles can destroy a driveway that doesn't drain properly. Some properties need more extensive drainage work — adding swales, adjusting slopes, or rerouting downspout runoff. If your lot is flat or slopes toward the house, expect this to be a bigger line item.
6. Permits and Local Requirements. Most cities in the Twin Cities metro area require permits for driveway work, especially if you're connecting to a public street. Permit fees vary by city — some are under $50, others are a few hundred dollars. Beyond the fee itself, some cities have specific requirements for driveway width, apron design, setbacks, or impervious surface limits that can affect your project scope. A good contractor handles the permit process for you and builds any requirements into the quote upfront so there are no surprises.
One more thing worth mentioning: not all quotes are created equal. The cheapest quote isn't always the best value. Look for a detailed, itemized estimate that spells out exactly what's included — demolition, base work, materials, thickness, finish work, and cleanup.
